Behind the Building: System Five at Radstock House

Located in the heart of Belgravia, Radstock House is one of the latest additions to Flex by Grosvenor – approximately 14,000 sq. ft. of premium workspace offering hospitality-style service, flexible occupation and a rooftop terrace overlooking the London skyline.

It’s part of Grosvenor’s wider programme to expand its portfolio of high-quality flexible workspaces while delivering more sustainable, future-ready buildings.

As part of that vision, Radstock House has been de-gassed, transitioning to an all-electric building to improve its environmental performance and support Grosvenor’s long-term sustainability ambitions.

System Five was proud to deliver the BEMS that underpins the building’s environmental systems and bring Grosvenor’s vision to life.

Our engineers and project management team worked directly for MCS and MCS Integrated Solutions, in a team that included Cast Interiors | Certified B Corp ™, Daikin UK and specialist suppliers including Aqualeak Detection Ltd to ensure the building’s many systems operated as one.

Using Trend Control Systems IQ5, System Five integrated and commissioned the building’s key mechanical systems, creating a single intelligent platform that controls, monitors and provides visibility across:

• Three Air Handling Units

• Daikin VRV air conditioning serving 54 indoor units

• Domestic hot water plant

• Cold water and CAT5 booster sets

• Leak detection systems

• Energy metering

• Environmental monitoring, alarms, graphics and trend logging

One feature that made this project particularly interesting was the emphasis placed on indoor environmental quality. In addition to the controls typically expected on a commercial office development, the system continuously monitors CO₂, particulate matter (PM2.5), volatile organic compounds (VOCs), temperature and humidity. This provides significantly greater insight into the indoor environment, helping facilities teams balance occupant wellbeing, comfort and operational performance.

Perhaps the most satisfying aspect of projects like Radstock House is that success isn’t measured by how visible the technology is. It’s measured by the experience it creates.
